Podium Waterproofing Contractor in Mumbai

A podium deck carries gardens, paving, play areas and often fire-tender access, all directly over parking, shops or plant rooms. When its waterproofing fails, water travels along the slab and appears as ceiling seepage, stained beams and corroding reinforcement in the levels below, often metres away from where it entered.

We waterproof new podiums and re-waterproof leaking ones across Mumbai, treating the membrane, falls, drains, upstands and protection layers as a single system rather than a coating on a slab.

What is podium waterproofing?

Podium waterproofing is the waterproof layer, and the details around it, laid on a reinforced concrete deck that has occupied space underneath. Unlike a roof, a podium is permanently covered by soil, planters, paving or a driving surface, so the membrane has to resist constant moisture, root growth, point loads and the wear of construction traffic, and it cannot easily be inspected once covered.

A complete podium system normally includes surface preparation and falls to drains, a primer, the main membrane (torch-applied SBS or APP bituminous sheet, or a liquid-applied polyurethane or polyurea membrane), reinforced detailing at upstands, drains and joints, a protection layer, and a drainage or root-barrier layer where the deck is landscaped.

Benefits

  • Keeps parking, retail and services areas below dry through the monsoon
  • Protects the deck reinforcement from corrosion caused by long-term moisture
  • Designed for the actual surface load: soft landscape, hardscape or vehicles
  • Detailing at drains, planters and expansion joints, where most podium leaks begin

Common problems and applications

Problems it solves

  • Seepage and dripping from basement or stilt-parking ceilings after rain
  • White efflorescence and rust stains on the soffit of the podium slab
  • Water leaking through expansion joints between podium and tower
  • Planter boxes leaking at their base and side walls
  • Blocked or poorly detailed drain outlets causing ponding
  • Old membranes punctured during landscape or paving work

Where it is used

  • Landscaped podiums and amenity decks over basements
  • Driveway and fire-tender access decks
  • Paved courtyards and plazas over commercial floors
  • Planter boxes and water bodies on podiums
  • Club-house and pool decks at podium level

Our podium waterproofing process

  1. Site inspection and leak mapping

We record leak locations from below, check falls, drains and joints from above, and review drawings to identify the most likely water paths.

  2. Strip-out and surface preparation

For re-waterproofing, old finishes and failed membrane are removed. The slab is cleaned, cracks are treated and weak concrete is repaired to give a sound, even base.

  3. Falls and coving

Screeds are corrected where water ponds, and cement-sand or polymer-mortar coving is formed at every upstand so the membrane turns up without a sharp corner.

  4. Primer and membrane

The specified primer is applied, followed by the membrane with laps, end laps and upturns as per the manufacturer's method. Drains, pipes and joints receive reinforcement pieces.

  5. Flood testing

Before any covering, the deck is flood-tested in zones for the period stated in the specification and checked from below.

  6. Protection and drainage layers

A protection screed or board is laid, followed by drainage cell, filter fabric or root barrier where landscape is planned, so later trades cannot damage the membrane.

  7. Handover records

Inspection sheets, test results and product batch details are handed over with marked-up drawings of the treated area.

Materials and systems used

SBS or APP modified bituminous membranes
Torch-applied sheets, usually 3 to 4 mm thick per layer, for heavily trafficked and landscaped decks where robustness matters.
Liquid-applied polyurethane membranes
Seamless, elastic coatings that follow complex shapes, planters and penetrations without laps.
Polyurea spray membranes
Fast-curing spray-applied membranes for large decks where the programme is tight.
Root-barrier and drainage boards
Protect the membrane under soft landscape and carry water to drains.
Protection screed
A cement-sand screed, often with a slip sheet, laid over the membrane before paving or soil.

Products are selected from the approved specification. Coverage, thickness and curing follow the manufacturer's current data sheet.

Why professional waterproofing is important

A podium is waterproofed once and then buried. Repairing a failed podium later means removing soil, plants, paving and sometimes fixtures, which costs many times the original membrane. The cause is almost always in the details: a drain outlet not clamped into the membrane, an upstand terminated too low, a protection screed skipped to save time.

Professional installation means the membrane is chosen for the load above it, every detail is reinforced, the deck is flood-tested before it is covered, and the work is recorded so that the next team on site knows exactly what is underneath.

Why choose us

Detail-first approach
We spend inspection time on drains, upstands, planters and joints because that is where podium leaks start.
Membrane chosen for the load
Landscape, paving and vehicle decks need different systems; we recommend from site conditions, not a fixed product.
Flood testing before cover-up
Every zone is tested and signed off before protection screed or soil goes on.
Coordination with landscape and civil teams
We sequence protection and drainage layers so later trades cannot damage the membrane.

Frequently asked questions

What is the best method for podium waterproofing?

There is no single best product; the right system depends on what sits on the deck. For landscaped podiums, a robust torch-applied SBS or APP bituminous membrane (often two layers or with a root-resistant top sheet), protected by a screed, root barrier and drainage layer, is the most common choice. For paved and driveway decks, a bituminous or polyurea membrane under a protection screed suits the traffic. Liquid polyurethane membranes work well on smaller decks with many planters and penetrations.

Whatever the membrane, most podium leaks start at drains, upstands, planters and expansion joints, so those details and a flood test before covering matter as much as the product.

Which membrane is best for a landscaped podium?

For soft landscape, a robust bituminous membrane (often two layers or a root-resistant top sheet) with a root barrier and drainage layer is common. Liquid PU membranes work well on smaller decks and complex shapes. The right choice depends on the soil depth, planting, drainage design and the approved specification.

Can a leaking podium be repaired without removing everything above it?

Sometimes. If leaks are limited to joints, drains or cracks, PU injection grouting from below and local repairs can control them. If the membrane itself has failed across the deck, it has to be exposed and replaced. An inspection from above and below shows which case applies.

How long does podium waterproofing take?

It depends on area, access and whether old layers must be removed. A typical sequence is preparation, membrane, flood test, then protection. We give a zone-by-zone programme after the site inspection.

Do you also treat the expansion joint between the podium and the tower?

Yes. Expansion joints are a frequent leak source on podiums. We treat them with flexible joint systems such as Sikadur-Combiflex so the joint can move without breaking the waterproofing.

Is a flood test really necessary?

Yes. It is the only practical way to confirm the membrane is watertight before it is buried. We test in zones and record the result before covering.
